Two recent lender case studies:

 

Help pay for school fees

  • Loan £250k loan for the applicant involved providing a net facility of £250,000 secured on an unencumbered house worth £7,500,000
  • Due to the low LTV the lender proceeded without any valuation. Instead they asked a local valuer to confirm the value of the property together with rental income
  • Loan was used to pay advanced private school fees for customers 4 children
  • Exit was a re-finance 

 

Help purchase HMO

  • The loan provided a net facility of £100,000 to complete on the purchase of a 6 bed HMO which they secured at auction for £245,000
  • The borrowers had approached another lender but due to COVID they withdrew and hence approached us for a facility
  • An AVM was undertaken on the property which passed and enabled our lender to proceed to completion
  • Exit was a re-finance

 Bridging can be arranged on a regulated or non regulated basis and the risk can be spread over more than one property to ensure the cheapest rate is applicable and can help to reduce the deposit required.
