Demand for higher rated properties to increase - Reaction to the Decent Homes Standard from Zephyr Homeloans following the Queen's Speech

Paul Fryers, managing director at specialist buy-to-let lender Zephyr Homeloans, says “The Government has proposed that all new lettings on privately-rented homes should meet EPC-C rating by 2025 and that existing lettings should meet the standard by 2028.

“The current minimum energy efficiency standard for rented property is E, unless the landlord has a valid exemption.

“Since November we’ve approved increasing numbers of mortgage deals that offer advantageous rates to landlords looking to buy properties with Energy Performance Certificate (EPC) ratings of A to C.

“We believe that demand for such property will only increase the closer we get to the Government’s EPC deadlines.”
