Alternative Bridging Corporation structures £4.5 million multi-facility loan
19 May 2025
Alternative Bridging Corporation has completed a £4.5 million funding package for a repeat client, structuring three separate facilities to refinance and fund a range of assets located across the North of England.
The borrower required finance for a mix of commercial and residential properties, including the refinance of a commercial bridging loan secured against multiple investment assets, a development exit facility for a residential project, and finance for a pre-let retail and office investment.
While many lenders might have seen this as too complicated a challenge, Alternative Bridging broke the deal down into individual parts. By analysing the requirements and structuring three distinct facilities, the team was able to deliver a simple and workable solution that met the full funding need.
The deal follows a series of recent announcements from Alternative Bridging Corporation, including a strengthened commercial bridging proposition with enhanced flexibility for mixed-use and semi-commercial properties, and the securing of a £150 million funding line to support the growth of its residential bridging activity.
Alternative Bridging Corporation has over 30 years’ experience providing bridging, development and structured finance solutions. The business has delivered thousands of loans, helping brokers and borrowers unlock complex deals by keeping things simple.
Paul Gavin, Head of Sales at Alternative Bridging Corporation, commented:
“Successfully delivering a complex deal like this isn’t magic, it is experience. We sat down with the client to fully understand what was needed, then identified how we could split the requirement into three straightforward loans. We agreed terms quickly, obtained updated valuations where needed, and moved to issue the individual loan offers. From there, our underwriting team worked closely with our legal partners and the client’s solicitors to deliver each element smoothly. The result was a delighted client and a broker who we’re proud to continue supporting.”
