Redwood Bank backs complex refinance deal for experienced property investor

An experienced property development investor has successfully refinanced a block of flats worth over £1.2 million, thanks to support from specialist business bank Redwood Bank and its legal partners, Knights.

The client, introduced by award-winning brokers B2B Finance, wanted to refinance a development loan they had used to upgrade 24 apartments in Wrexham. Having already sold half of the flats, the investor turned to Redwood Bank to refinance the remaining 11 units, valued at £1.22 million.

However, the refinance was far from straightforward.

The properties were held across two separate leasehold titles, with defective leases that required correction. The client also owned the freehold to the properties, further adding to the legal complexity.

Redwood Bank collaborated closely with Knights, acting as a dual-representation solicitor for both lender and borrower, to streamline the process and resolve the legal issues around the leases and title.

The Bank approved a loan of £934,065 on a 20-year interest-only term, at a 76.5 per cent loan-to-value (LTV) ratio. The deal also qualified for Redwood’s Green Cashback Reward, as the majority of the flats had an EPC rating of C.
