Inspired Lending delivers £935,000 second charge facility for luxury Buckinghamshire home

Inspired Lending has completed a £935,000 “finish and exit” facility to support the completion of a large new build home in Buckinghamshire.

The borrower required funding to carry out final works on the property, which is due to be sold upon completion. The loan was structured as a second charge behind an existing first charge mortgage, enabling the borrower to retain their primary loan rate while accessing additional capital in a cost-effective way.

An initial advance was provided on day one at 70% of the property’s current value, with the remainder of the facility made available in stages to align with the contractor’s work schedule. The overall facility represents 60% of the gross development value (LTGDV) of £2.75m.

This structured approach was designed so the borrower had adequate funds to complete the build without refinancing the first charge, while also reducing the overall cost of capital through staged drawdowns.

The property will be marketed for sale once complete, with the loan due to be repaid from the proceeds.

Inspired Lending provides short-term funding for residential and mixed-use property projects, including refurbishment, development exit and capital raising.

This latest transaction follows a string of similar completions by Inspired Lending, including an £800,000 facility in Devon to finish a part-built housing scheme and a £2 million commercial-to-residential conversion in Nottingham.
