LiveMore leads with social impact as it completes second ESG-backed securitisation

London — LiveMore, the mortgage lender focused on people aged 50 to 90+, has reaffirmed its leadership in purpose-driven finance by completing its second social bond securitisation. This £215 million deal will provide flexible mortgages for older homeowners, helping those often overlooked by traditional lenders while giving investors the chance to support ESG-focused investments.
As one of the few UK lenders solely dedicated to later life borrowers, LiveMore puts purpose at the heart of its business. Through its Social Bond Framework, LiveMore enables capital markets to fund loans that promote financial inclusion, security in retirement, and access to homeownership for people who are often excluded by traditional lenders.
“Social impact isn’t an add-on—it’s our starting point,” said Simon Webb, managing director of finance and capital markets at LiveMore. “We’re proud to offer one of the UK’s very few social bond RMBS transactions, showing that our purpose, responsible lending and responsible investing can go hand in hand.”
The securitisation, named Exmoor Funding 2025-1, is structured under LiveMore’s Social Bond Framework and aligns with the International Capital Market Association’s (ICMA) global principles for social bonds. It received a Second Party Opinion from ISS ESG, confirming that LiveMore’s lending qualifies as a social project focused on financial inclusion.
Importantly, LiveMore is believed to be the only UK issuer currently securitising Retirement Interest-Only (RIO) mortgages—products with no fixed repayment date, allowing older borrowers to stay in their homes longer and plan with greater confidence. These loans are increasingly vital as more people work later in life and turn to property wealth to help fund their retirement.
The transaction was rated by both S&P and Moody’s, received strong investor demand, and meets UK and EU criteria for Simple, Transparent and Standardised (STS) securitisations.
