SDKA completes complex £1.5m bridge comprising 18 tenanted properties

SDKA has completed a complex £1.5m portfolio bridge involving in-person valuations of 18 separate tenanted properties in cooperation with the exit bank to save the developer both time and money.
Requiring £1.3m to clear an existing high interest rate facility and £200k to complete works on their latest project, broker Credicus approached the bridging lender requesting a quick turnaround to release cashflow and cover the period before the new full term loan was available.
Knowing the exit bank in question, SDKA chose a surveying firm on both lenders’ panels who proceeded to visit all 17 residential and one commercial property in Barnsley, South Yorkshire.
With a portfolio value of £2.2m, the deal was concluded at 68% LTV on a flat rate of 1.05% over a 12-month term, with three-months retained interest.
With the portfolio held in two separate companies and personal names, third-party legal charges were taken along with Debenture and PG’s.

SDKA is a bridging lender offering products on Residential, Semi-Commercial and Commercial properties across England, Wales and Scotland.
The lender offers interest rates from 0.85% pcm up to 75% LTV and terms up to 24 months. Its maximum loan size is £10m.
