Hampshire Trust Bank completes £1.1m Midlands facility within four hours of offer

Hampshire Trust Bank (HTB) has completed a £1.1m residential investment facility for an experienced borrower in the Midlands, introduced by ACDS Consultants. The deal refinanced an office-to-apartment conversion originally completed under permitted development rights and moved from offer to completion within just four hours.

The refinance was highly time sensitive, with the client facing a hard deadline to repay an existing bridging facility and avoid incurring further fees. Working with broker Steve Long, Commercial Director at ACDS Consultants, and solicitors Arch Law, HTB aligned underwriting and legal work in advance to ensure the facility could complete immediately once the offer was issued. Early instruction of solicitors and indemnified searches meant all documentation was ready to execute as soon as the offer was approved.

Annie Crust, Regional Account Manager at HTB, led the transaction alongside underwriter Jack Steed, with completions support from Melanie Franks and legal partners Arch Law. The case demonstrates HTB’s ability to combine pragmatic underwriting with clear, decisive execution.
