Santander announces festive rate reduction– with rates starting from 3.51% for home movers

Santander has announced that from Tuesday 9 December, it is reducing its residential and Buy to Let fixed rates across its New Business and Product Transfer ranges by up to 0.15%. The latest update follows a string of reductions in November and means that the lender looks set to start 2026 with rates starting from 3.51% - a fall of 0.56% from 1 January 2025 when its lowest on sale rate was 4.07%.

The newly reduced rates are available to customers applying via broker or directly, under Santander’s ‘no dual pricing’ pledge.

Graham Sellar, Head of Santander for Intermediaries said:

“2025 has been the year of the buyer, with rate reductions and affordability improvements helping more buyers take that first step onto or move up the property ladder. We’re pleased that our final rate change of 2025 continues this positive trend for buyers with reductions across the board and our lowest on sale rate of the year to support buyers into January with a new year, new home hunt.”

Home movers:

  • New 60% and 75% LTV two and five year fixed products starting from 3.51% with a £1,999 fee - Minimum loan size £500,000.
  • Selected 75% - 90% LTV five year fixed rates reduced by up to 0.03% - with rates starting from 3.65%

First-time buyers:

  • All 85% and 90% LTV two year fixed rates reduced by up to 0.15% - with rates starting from 4.06%
  • All 85% LTV five year fixed rates reduced by up to 0.05% - with rates starting from 4.19%

Remortgage:

  • Selected 60% - 90% LTV two year fixed rates reduced by up to 0.07% - with rates starting from 3.69%
  • Selected 60% - 75% LTV three year fixed rates reduced by up to 0.02% - with rates starting from 3.78%
  • Selected 60% - 90% LTV five year fixed rates reduced by up to 0.12% - with rates starting from 3.71%

New build – home mover:

  • Selected 75% - 90% LTV five year fixed rates reduced by up to 0.03% - with rates starting from 3.99%

New build - first time buyer:

  • All 85% and 90% LTV two year fixed rates reduced by up to 0.15% - with rates starting from 4.06%
  • All 85% LTV five year fixed rates reduced by up to 0.05% - with rates starting from 4.19%

Buy to Let - purchase:

  • All 60% - 75% LTV two year fixed rates reduced by up to 0.08% - with rates starting from 3.74%
  • All 60% - 75% LTV five year fixed rates reduced by up to 0.08% - with rates starting from 3.93%

Buy to Let - remortgage:

  • All 65% - 75% LTV 2 year fixed rates reduced by up to 0.08% - with rates starting from 3.82%
  • All 60% - 75% LTV 5 year fixed rates reduced by up to 0.09% - with rates starting from 3.85%
