New data - £278m deployed in H2 2025 as bridging use evolves and regional lending broadens

Arc & Co. share their New Year Funding Report and H2 2025 Review (July–December), which provides a data-led snapshot of how the advisory firm performed through the second half of a politically and operationally complex year.
Over the six-month period, £278m was deployed across 110 completed transactions, with a notably broad lender base and a 50/50 split between new and existing clients.
Key highlights:
- Bridging finance has shifted function, increasingly used at acquisition and planning stages rather than simply to manage refinancing risk.
- Regional lending has become more balanced, with growth outside London reflecting improving viability and more realistic pricing.
- Gateway 2 timelines have shortened materially, setting the stage for delayed large-scale schemes to come through in 2026.
- Liquidity remains high, pushing leverage availability higher and compressing margins for well-structured deals.
