SDKA completes £522,500 deal in 12 days for sui generis charitable property

SDKA has completed a £522,500 Residential purchase bridging loan in only 12 days, even though a suis generis planning application was yet to be submitted to develop the property into a 20 unit temporary homeless living facility.
With a lease already agreed with a local charity on the three-storey Victorian semi-detached property in Longsight, Manchester, funds were required as soon as possible to secure the building and start renovations.
For speed the valuation was instructed by SDKA prior to the bridging application being submitted.
Once completed the facility will include 18 ensuite studio apartments, an activity room, a management office and a garden space for future residents. The facility will incorporate disabled access provision through the addition of a lift, accessible bathrooms, kitchens and associated works.
The deal, introduced by Harvest Commercial, an AR of Optimum Elite was completed at 65% LTV on a flat rate of 1.10% per month over 12 months. Exit will be achieved through refinance onto a term product.

*In this instance sui generis planning was essential to the deal as it is required for the incoming leaseholder and their charitable work, another element that made our desire to see this deal through to the end all the more apparent.”
SDKA is an unregulated bridging lender offering products on Residential, Semi-Commercial and Commercial properties across England, Wales and Scotland.
The lender offers interest rates from 0.84% per calendar month, up to 75% LTV, with terms up to 24 months up to a maximum loan size of £10m.
