Loans Warehouse completes £4.5 million in bridging in 6 months through Brickflow
18 March 2026
For the award-winning mortgage broker, a milestone of 20 successful cases in just six months underscores the power of tech-driven property finance.
LONDON, UK - Brickflow, the UK’s leading digital marketplace for specialist property finance, is pleased to announce that broker Loans Warehouse has completed 20 cases through the platform over the last six months, with a combined value exceeding £4.5 million.
The completions, comprising mostly of unregulated bridging loans, primarily secured against residential and commercial assets in England and Wales. The milestone reflects the growing role of technology in streamlining specialist finance workflows for brokers.
The results mirror a broader surge in the UK investment sector. According to the Bridging & Development Lenders Association (BDLA), bridging applications reached £11.7 billion in Q4 2025, as investors increasingly prioritise agility. According to data from the Finance & Leasing Association (FLA), up to 30% of remortgages involved borrowers raising additional capital rather than just refinancing their mortgage balances.
One of the twenty Loans Warehouse cases involved a client seeking to raise additional capital against a property nearing the end of a refurbishment. Despite having an existing bridge in place, the uplift in value allowed for a refinance to release further funds. By using Brickflow to sort lenders by net loan size, Loans Warehouse quickly identified the lenders best positioned to deliver the maximum advance, meeting the client’s primary objective of capital raising over interest rate.
Vikki Edwards, Head of Bridging & Development at Loans Warehouse, said:
"We believe Brickflow is the best solution in the market for bridging loan sourcing. We’ve been using the platform for nearly two years, and it consistently delivers results, enabling us to clearly demonstrate our research and add real speed to the process. It has become a seamless part of our bridging finance workflow."
Vikki noted that Brickflow’s filtering tools, particularly for Net Loan and Rate, allow the team to efficiently evidence the underwriting process and justify loan placements by providing a clear view of the entire market.
