District & County Investments (DCI) delivers £2.865m facility to support land acquisition and development of executive homes in Preesall, Lancashire
27 March 2026
District & County Investments (DCI) has successfully delivered a £2.865 million bespoke funding facility to support the acquisition and development of a residential scheme at Springfield Cottage Farm in Preesall, near Poulton.
The scheme, currently progressing towards completion later in 2026, comprises four executive detached four-bedroom houses, transforming the site into a high-quality residential development.
DCI structured the facility across two phases, beginning with an initial £1.5 million loan to support the pre-planning acquisition of the land. The team worked closely with the borrower throughout a complex planning process, ultimately achieving a successful outcome.
This was followed by a further £1.365 million facility to fund the construction of the new homes, ensuring continuity of funding and enabling the borrower to move seamlessly from acquisition through to development.
The structure provided the borrower with certainty of execution across both phases of the project, while maintaining flexibility to navigate planning challenges and progress the scheme efficiently.
The transaction highlights DCI’s ability to support experienced developers with tailored, end-to-end funding solutions, from land acquisition through to build completion.
Michael Clifford, Commercial Director at District & County Investments commented:
“This project demonstrates the importance of working closely with experienced developers from the outset, particularly where planning can present challenges.
“By supporting both the land acquisition at the pre-planning phase and then following this with a development facility to support the build phase, we were able to provide continuity, certainty of funding and one single set of DD costs, allowing the borrower to focus on delivering a high-quality scheme.
“The development will deliver four executive homes in Preesall, adding to the supply of high-specification housing in the area, while also showcasing how flexible, structured funding can support projects from concept through to completion.”
DCI continues to support brokers and borrowers with tailored funding solutions across bridging and development finance, with a focus on speed of execution, simplicity of structure, and alignment of interests across the deal lifecycle.
