Specialist bank backs Birmingham landlord expanding homes for vulnerable people

A specialist lender has completed the refinancing of a £1.3 million property portfolio for a Birmingham landlord, unlocking funding to support the expansion of homes for vulnerable young people.

Redwood Bank successfully delivered an £847,500 refinancing facility for Serenity Consultancy (UK) Ltd, releasing equity for further acquisitions and improvements.

The case had previously been declined by two lenders due to complexities linked to supported housing lease structures. Redwood used manual underwriting to assess the assets alongside the borrower’s wider operating model, enabling the deal to proceed.

Delivered in partnership with Omega Commercial Solutions Ltd, the facility consolidated existing borrowing across a three-property portfolio and was completed within three weeks.

The portfolio comprises two children’s care homes and a five-bedroom HMO. The loan was structured at 75 per cent LTV on a five-year fixed rate with a 30-year interest-only term.

The refinance enables the borrower to reinvest into additional properties, supporting the continued expansion of accommodation for vulnerable young people.
