Pallas Capital completes £3m Pembrokeshire residential development loan

Pallas Capital announced the completion of a £3m residential development loan to support the first phase of a new build-to-sell housing project in Roch, Pembrokeshire.
The 20-month facility, structured at 65% LTGDV, provides the necessary funding for Phase 1a, consisting of 10 residential houses delivered by an experienced developer with a strong track record in the local area.
Senior Originator Mark Witherington, who has an established track record completing deals across the Midlands and Warwickshire, and Underwriter Jamie Peacham, led the transaction for Pallas Capital, which was introduced by Laurie Baugh at Approved Finance.
The site’s complex title and unregistered land required a level of diligence that typically causes traditional funding to stall. By working through these technicalities with their legal partners, the Pallas team was able to structure a solution that moved the project forward where others might have seen a roadblock.
