Inspired Lending completes £240k refinance and capital raise for UK expat borrower

Inspired Lending has completed a £240k bridging loan facility for a UK national currently living and working in the United States, secured against a tenanted buy-to-let property in Surrey at 50% LTV.

The 12-month facility was structured to refinance the borrower’s existing buy-to-let mortgage while also raising additional capital to support business cashflow requirements.

Given the borrower’s overseas status and the need for a timely completion, the case was progressed using a desktop valuation, supported by an internal property inspection, with documentation executed via DocuSign to streamline the process.

The agreed exit strategy is a refinance of the buy-to-let asset onto a longer-term facility.

The case required a practical approach to underwriting, balancing the security of a well-performing tenanted asset with the borrower’s need to access capital quickly, while managing the added complexity of an overseas income profile.
