The facility, secured against a residential investment property in Worcester, was structured to provide the borrower with fast access to capital to support a new commercial opportunity. Completed at 75% LTV over a 12-month term, the transaction demonstrates REIM Capital’s ability to deliver speed when timing is critical.

The borrower sought to raise capital against an unencumbered residential investment property to support a new commercial opportunity within an existing business. The funding was required to facilitate a supply arrangement with a European wholesaler, enabling the business to increase inventory and support distribution to established UK clients.
The proposed exit strategy is via a Buy-to-Let refinance of the security property. Given the property’s established rental income and tenancy profile, affordability was assessed against current market lending criteria by Aylin demonstrating a viable refinance route sufficient to redeem the facility in full.
