Hope Capital Completes Two Purchase & Refurb Facilities in Merseyside

Hope Capital Property Finance has delivered two purchase and refurb facilities in Merseyside for an experienced property developer, completed in close collaboration with Melius Commercial. Both transactions were structured to provide clarity, speed, and competitive leverage, supported by dual legal representation and direct access to decision makers.
The first purchase-and-refurb was a residential auction purchase which took advantage of our Max Net product. This was perfect in this situation as it gave the borrower maximum upfront liquidity, with an initial drawdown so there were no delays in starting the refurbishment project. We were also able to offer funding on a 75% LTV at a rate of 0.89%. With it being an auction purchase, the facility was completed in a timely manner with our team completing a desktop valuation.
The second purchase-and-refurb for the experienced property developer utilised our Dual+ product. Through Dual+, we were able to offer 75% LTV at a very competitive rate of 0.79%. We were also able to complete a desktop valuation which sped up the turnaround time.
Dual+ is aimed at borrowers requiring fast, reliable funding; time is saved because once an application is received, the valuation is immediately carried out by our packaging team, along with instructing legals utilising our established solicitor relationships operating under dual legal representation. This approach delivers faster turnaround times, cost savings and a more streamlined legal process for the borrower.
