100% Funding utilising Additional Security

A Private Lender can take a charge (1st or 2nd, formal or equitable) over additional security to then fund 100% of the purchase and development costs on your next project.

Typically, most lenders don’t want to rely on additional security and prefer hard cash going in to a deal, however one of our funders can utilise additional securities to provide 100% funding. Structured funding solutions using equity in other properties means your cash contribution can be kept to an absolute minimum.

Suitable for Ground-Up Development, Conversions, Extensions & Refurbishments.

Loan amounts from £100k to £3m

Desktop valuations can be used on the additional security assets.
First and Second charges over Residential & Semi-Commercial assets.

Typically up to 75% LTV/ LTGDV on the project, with equity in additional security topping up to 100% of costs.

Given the higher leverage, exit must be via sale.

Priced on a case by case basis.
