UTB Bridging Delivers £600,000 Regulated Bridging Loan for Grade II Listed Auction Purchase in Just Six Days

United Trust Bank (UTB) Bridging has delivered a £600,000 regulated bridging loan offer in just six days, helping borrowers secure the purchase of a Grade II listed five-bedroom detached home at auction.
The case was introduced to Rebwar Abdoullahi, Business Development Manager, BTL & Bridging, at United Trust Bank by Paige Dumpleton, Senior Finance Broker at Clifton Private Finance, who required a fast and reliable funding solution for clients facing a tight auction completion deadline.
The borrowers successfully bid £959,000 for their new home at auction and required bridging finance to complete the purchase within the completion deadline. UTB was approached to provide a £600,000 regulated bridging loan secured by a first charge over the auction property and a second charge over the borrowers’ current home which was under offer but not exchanged.
The planned exit will come from proceeds from the eventual sale of the borrowers’ existing home and a mortgage on the newly acquired property following completion of light refurbishment works.

Speed and certainty were critical throughout the transaction. Free AVMs were successfully used on both security properties, removing the need for physical valuations and helping accelerate the underwriting process. The borrowers also elected to use dual legal representation with JMW Solicitors LLP acting on behalf of both lender and borrower, helping further streamline the process and keep the transaction progressing quickly.
