New build dwelling starts in England down 9% on last quarter but up year-on-year

There were 33,960 new build dwelling starts in England in Q1 of 2026, a decrease of 9% on Q4 of 2025, according to the latest new build estimates (seasonally adjusted) from the Ministry of Housing, Communities & Local Government released and the end of last week. This figure is an increase of 18% on Q1 of 2025, however, with the increase in Q4 2025 and Q1 2026 in part due to reforms at the Building Safety Regulator which were announced in June 2025.

New build dwelling completions in England were estimated to be 37,170 (seasonally adjusted), a 1% increase when compared to Q4 of 2025 and a 3% increase when compared to Q1 2025.

It is estimated that 392,400 net additional homes have been delivered in England between the start of Parliament, on 9 July 2024, and 14 June 2026.
