Redwood takes flexible approach to £1.4m rural refinance

A specialist lender has completed the refinance of a working farm after other lenders were deterred by the agricultural links and rural location of the assets.

Redwood Bank successfully delivered a £1,468,800 loan secured against a portfolio of industrial units, valued at £2.5 million, demonstrating the importance of taking a flexible approach to rural-backed transactions.

Mark Dobson, head of business development (London, South-West and South), said:

“Rural transactions can often require a more detailed and considered approach, particularly where there are agricultural ties that may narrow lender appetite.

“This was a strong asset with a clear long-term income profile, and by taking the time to understand the background of the deal, we were able to provide the broker and customer with confidence and certainty throughout the process.

“In cases like this, flexibility and a willingness to engage with the detail can make a significant difference.”

The deal completed within four months, with Redwood approving the loan at 58.8 per cent LTV on a C&I term with a two per cent fee.

Due to the property achieving an EPC rating of B, the borrower also qualified for Redwood’s Green Cashback Reward, receiving £5,760 on completion.

The transaction was introduced by Advantage Financial Solutions Ltd, with Redwood working closely with broker James Etheridge to fully understand the customer’s long-term plans.
