Precise delivers speed and value in bridging case

Precise, the specialist lender and part of OSB Group, has completed a £795,000 regulated bridging loan in just four working days, helping a customer refinance and restructure their existing borrowing.
Working with KIS Finance, the case progressed from enquiry to completion within a short timeframe. The customer needed to move quickly while also maximising the capital raised to consolidate existing borrowing, including an existing second charge, personal debts and family commitments.
The loan was structured at Precise’s maximum loan to value available for this type of case, with a competitive rate. An AVM removed the need for a physical valuation, helping to reduce time and cost, while dual legal representation ensured the transaction progressed efficiently through to completion.
The refinance with Precise cleared the customer’s outstanding debts and significantly reduced their monthly outgoings, while maximising the net proceeds available. The strength of pricing meant the client retained more value than would have been possible with a higher-cost option.
The speed of the transaction was driven by close collaboration. The case was submitted late in the week, underwritten the following day and issued with an offer at the start of the next working week. Legal work progressed quickly, with funds released shortly after.
