Black & White Bridging completes over £3m across two prime London refurbishment projects

06 July 2026

Specialist lender Black & White Bridging has successfully completed more than £3 million of lending across two high-value residential refurbishment projects in London, backing an experienced developer with a proven track record of delivering luxury homes in sought-after locations.

The funding has supported the acquisition of two prime residential properties in North and East London, each requiring significant internal refurbishment before being transformed into high-specification homes designed to meet continued demand for premium accommodation within the capital. Both loans were structured to provide the flexibility and certainty needed to enable the borrower to move quickly while funding extensive refurbishment works.

The borrower is an established developer with a strong history of completing comparable single-unit residential projects to an exceptional standard. Their extensive experience, combined with a substantial property portfolio valued at more than £4.4 million, provided further confidence in the delivery strategy and successful exit of both schemes.

These completions demonstrate Black & White’s ability to support experienced developers undertaking value-add projects, where speed, certainty and an in-depth understanding of refurbishment finance are critical to success. Introduced to Relationship Director Shahed Popat by broker Jordan Willis, the properties are nearing practical completion and will be sold within a 9-month period.

Broker Jordan Willis of JW Private Finance said:

“It's great working with B&W, knowing I have Shahed at the end of a call or Agne to help out with some complex underwriting. The close working relationship here is what really stands out and I look forward to working closely with them in the future. Hopefully I can join B&W on some of their extra-curricular activities too. I like what they represent as a company by doing things differently. ”

Shahed Popat, Relationship Director at B&W commented:

"Prime refurbishment opportunities continue to present attractive prospects for experienced developers, but they require funding partners who understand both the asset and the business plan. These transactions are a great example of how our team works alongside brokers and their borrowers to structure funding that enables ambitious refurbishment projects to move forward with confidence.

“Our approach is always centred around understanding the full story behind a case rather than simply assessing the numbers. By combining speed of execution with specialist expertise, we're able to provide solutions that help experienced developers unlock value in high-quality residential assets.

“As demand for premium housing across London continues to remain resilient, we remain committed to supporting experienced property professionals with flexible short-term finance designed around complex refurbishment and development opportunities.”
