Recognise Bank completes £4.75m bridging loan for Scottish hotel and golf estate

Recognise Bank has completed a £4.75m bridging loan to support the refinance and expansion of a long-established family-owned estate in Scotland.

The borrower, Tarhill Holdings Ltd, owns Kinross Estate Company which comprises of The Green Hotel and Kinross golf courses. The estate also owns extensive arable and farm land along with land with planning in place for a new golf range.

The estate has been in the same family for more than 200 years and further planning is also being sought for an eco-lodge holiday park and an assisted care village.

The finance facility, introduced by John Hewitt, Managing Partner at Lathro, was structured over a 24-month term.

The funds are being used to refinance and provide a £1m capital raise to support the continued refurbishment of the hotel, groundworks for the proposed golf range and costs towards securing planning permission for the proposed holiday lodges.

The transaction required a considered approach due to the scale and mixed-use nature of the estate, as well as the borrower’s wider plans to invest in and expand the business over the facility term.

The deal was led by Senior Lending Manager Luke Beirne, supported by the wider lending and operations team.
