Roma Finance Hits New Milestone with £6 Million Completion
21 July 2026
Roma Finance has completed its largest loan to date, providing a £6 million facility to an experienced property investor in a deal involving a recently completed residential development and a wider buy-to-let portfolio.
The transaction was delivered across two linked facilities. The first provided a development exit loan on a recently completed scheme comprising six two-bedroom apartments. Having completed the project, the borrower needed to refinance their existing loan, release restrictions across other assets within their portfolio, and allow time to put a longer-term solution in place.
The second facility provided at 75% LTV, involved the refinance of eleven buy-to-let properties held across the investor's portfolio. By bringing these properties onto a single loan, the customer was able to consolidate borrowing from multiple lenders and raise additional capital to support the wider refinance.
By structuring the two loans alongside one another, Roma Finance was able to provide the flexibility needed to move forward with both the completed development and the wider property portfolio.
The milestone completion follows a period of significant growth for Roma Finance, as the lender continues to expand its offering and lending capacity. Following the recent securing of a significant funding line, Roma launched its commercial mortgage proposition, broadening the range of funding solutions available to property investors and developers. The £6 million completion marks another important milestone in Roma Finance’s evolution as a specialist lender and reflects its growing ability to support larger and more complex transactions across the property finance market.
Sonia Mann, Head of Sales at Roma Finance, said:
"Completing our largest-ever loan is a fantastic milestone for Roma and demonstrates our continued growth as a specialist lender. This was a complex transaction involving multiple properties and existing borrowing arrangements, but by working closely with the customer we were able to put together a solution that met their needs.
"What stood out most was taking the time to understand the bigger picture. Rather than looking at each property in isolation, we worked with the borrower to structure a solution that supported both their immediate requirements and future plans. That's exactly what we strive to do at Roma. We're committed to building long-term relationships with our customers, supporting them not only with their immediate funding needs but throughout every stage of their property investment journey.”
The property investor commented:
“Roma and Rahul at Rainstone Money have completely changed the game for me. They took the time to understand what I was trying to achieve and structured a solution that worked across my whole portfolio, not just individual properties. Both parties were proactive throughout, communication was excellent, and they helped simplify the whole process, while creating opportunities for future growth. It was a complex transaction, but Roma made it feel straightforward.”
Rahul Modasia, Director of Commercial, Bridging & Development Finance at Rainstone Money, added:
“One of the most complex and challenging transactions of my career, this deal truly demonstrated the value of having the right team behind me. By partnering with Roma as the lender, we were able to structure a solution that met the client's needs while providing the structure required to make the transaction work.
“This completion was a real team effort. From the Rainstone team proactively driving progress with the solicitors to everyone involved working tirelessly to keep the transaction moving, it highlights our commitment to delivering for our clients. Our expertise in navigating complex lending, combined with the strong relationships we build with clients and lending partners, enabled us to successfully get this deal over the line.”
