Brickflow Q2 data reveals £500m+ in property finance offers

Brickflow, the UK's leading digital marketplace for specialist property finance, has published the Q2 2026 edition of its MarketWatch report, revealing that the platform generated more than £500 million in loan offers across bridging, commercial mortgages and development finance between April and June.

Development finance accounted for 61% (£8.2 billion) of the platform's total Q2 search value, making it the largest product by search value on the platform.

Land finance was the fastest-growing area by a different measure: the number of bridging lenders willing to lend against land with detailed planning rose 61% between Q4 2025 and Q2 2026, as last year's planning reforms continue to reshape lender appetite.

Search activity fell across all three products in Q2, down 13.6% in bridging, 22.1% in commercial mortgages and 8.3% in development finance, each measured quarter on quarter. Requests for Decisions in Principle (DIPs) moved the other way, rising 6% in bridging and 12% in commercial mortgages, evidence that the brokers and borrowers using the platform are progressing their funding journey at a higher rate.

The dip in bridging search activity lines up with the wider bridging market. According to the Bridging & Development Lenders Association (BDLA), bridging applications across the sector fell 15% to £9.9 billion in the first quarter of 2026.

The quarter also saw HBI Capital, Pallas Capital and Bridge Invest join Brickflow's lender panel, widening the bridging and development finance options available to brokers and borrowers on the platform.
