Target Group comments on HMRC property transactions

31 July 2026

Melanie Spencer, growth director at Target Group, said:

“Much like approvals data earlier in the week, June’s transaction data shows there is underlying activity making its way through the market, despite clear headwinds and ongoing economic uncertainty. While month-on-month growth is relatively modest, the year-on-year increase indicates demand has held up beyond the distortion created by last year's Stamp Duty changes. All too often, I think the market gets bogged down in the macro view and forgets the individual borrowers, couples and families that want to push ahead with their plans.

“It’s always important to remember that these figures reflect mortgage offers made several months ago as they work their way through the system. We know that since these offers were first discussed, the market has shifted again. As borrower demand continues to ebb and flow, and lenders respond to changing funding costs and levels of competition, the need to be agile and able to move at pace becomes a key attribute of any lender. Digital transformation will continue to be a key priority across the market, implementing efficient, scalable and tech-enabled processes to respond to an ever-changing market.”
