Atom bank and P10 complete £3.9m office refinance as Atom continues its support for the unloved sector

Atom bank, one of the UK’s highest rated banks on Trustpilot*, has completed a £3.9 million office refinance deal, stepping in to support a sector which has fallen out of favour with many commercial lenders.
The borrower wanted to refinance their existing facility on the office in Staines-Upon-Thames, Surrey in order to pay down debt and reduce monthly outgoings. The broker, Jack Grey, Commercial Relationship Manager at P10 Financial Group, said he took the case to Atom bank because of its open-minded approach towards offices, particularly those outside of London.
The excellent communication between the broker and Neil Findlay, Senior Commercial BDM at Atom bank, was key to overcoming issues which could have slowed down progress on the case, such as the borrower changing solicitor and the establishment of new leases with the office tenants.
The office market has become more challenging for investors in recent years, largely in response to the pandemic and the rise of hybrid working practices, with brokers reporting less enthusiasm among commercial lenders for office deals.
The latest Regional Office Market Report from Lambert Smith Hampton details the growing polarisation in rental growth opportunities between prime office areas, such as the capital and big city centres,compared with other regions, which may be impacting lender attitudes.
