Brickflow and LandTech integration helps developer secure urgent £2.39m land bridge refinance

01 September 2026

Brickflow’s whole-of-market funding search technology embedded inside LandTech’s LandInsight gives borrower access to 150 specialist lenders, refinancing a 72-home scheme with one month left on its facility.

A developer, working alongside their Broker, has successfully completed the time-critical refinance of a site on the Isle of Wight by using the real estate finance search tool on LandInsight, powered by Brickflow.

The £2.39 million land bridge was funded by Fiduciam in just three weeks.

The deal is the result of the partnership announced in April, which embeds Brickflow's marketplace technology directly into LandTech's LandInsight platform. Developers and investors sourcing sites in LandInsight can now compare live terms from over 150 specialist lenders without leaving the platform, moving from site appraisal to funding inside a single workflow.

A site analysed, appraised and funded on one platform

The borrower originally used LandInsight to verify the feasibility of the proposed project and took it through planning for a 72-home residential scheme. When the original delivery route ran into delays, the borrower was left with just one month remaining on an already-extended bridging facility. The incumbent lender remained supportive but could not extend.

The site's location compounded the problem. Being off the UK mainland immediately ruled out a number of lenders whose criteria exclude the Isle of Wight, narrowing an already specialist pool. With the clock running down, working through lenders sequentially or relying on existing relationships was not a realistic option. Instead, Brickflow's powerful digital marketplace filtered instantly for the lenders whose criteria accommodated the location, the asset type and the timescale. Four lenders returned terms within a short window, giving the borrower a genuine choice, even under time pressure.

The borrower, supported by a Broker using Brickflow, proceeded with Fiduciam, and the £2.39 million facility completed in three weeks.

What the LandTech integration delivers:

  • Whole-of-market access, natively embedded: LandInsight users reach live rates and criteria from 150 specialist lenders through the Funding tab, powered by Brickflow's API and presented within the LandTech experience.

  • Instant criteria matching: Location, asset class and timescale constraints are applied up front, so unsuitable lenders are filtered out before a single enquiry is sent.

  • From figures to funding: Developers see indicative terms instantly in LandInsight, then hand off to a Brickflow-powered broker to drive the deal to completion.

  • Speed under pressure: Multiple sets of terms returned in parallel rather than sequentially, compressing weeks of manual sourcing into a search measured in minutes.

  • Genuine competitive tension: Comparable offers side by side allow the borrower to weigh cost, leverage and deliverability rather than accepting the only available option.

With the refinance secured and the scheme stabilised, Brickflow's marketplace will also be used to source the project's estimated £20m development finance once construction on the 72 homes begins. The platform supports investors and developers throughout the lifecycle of a project from acquisition to development, and onto commercial term.

Frazer Campbell, CRO of Brickflow, said:

"This is precisely why we put our technology inside LandInsight. The borrower assessed the site there, took it through planning, and when the funding position became urgent, the whole lending market was already sitting in the platform they were working in."

Preston Tucker, LandFund Operations Manager at LandTech, added:

"Identifying the right site is only the first step; securing finance is where projects most often encounter friction, and that friction is at its worst when timing is tight, and the asset sits outside standard criteria. Giving our users direct access to a market of 150 lenders inside LandInsight means they can act on that pressure immediately rather than starting a new process from scratch."

The transaction demonstrates the practical value of uniting site intelligence with capital sourcing: a consented scheme that could have unwound at refinance instead moves forward to construction, with 72 homes delivered as a result.
