Precise launches new guide to bridging finance for intermediaries

Precise has launched a new resource for intermediaries, designed to help brokers identify when bridging finance could provide a suitable solution for clients facing time-sensitive property transactions.

Bridge it. Everything you need to know about bridging finance has been created to help brokers understand the role short-term finance can play across a range of lending scenarios.

The launch comes as brokers continue to operate in a more selective lending environment, with many clients requiring funding solutions that fall outside mainstream lending criteria. Recent data from the Bridging & Development Lenders Association (BDLA) suggests the market entered a more measured phase in Q1 2026, with applications falling from £11.7bn in Q4 2025 to £9.9bn and completions reducing from £2.5bn to £1.8bn over the same period.

The resource explores a range of common bridging scenarios, including purchasing a new property before selling an existing one, auction purchases, refurbishment projects, change-of-use cases and developer exits. It also explains key aspects of bridging finance, including regulated and non-regulated lending, loan terms, interest options and exit strategies.
