ROMA FINANCE EXPANDS LONG-TERM LENDING WITH SEMI-COMMERCIAL MORTGAGES

Roma Finance has expanded its long-term mortgage proposition with the launch of a new semi-commercial mortgage product, giving brokers access to funding designed specifically for mixed-use property.

Available from today, the new product provides loans of up to £2m, with lending up to 70% loan-to-value (LTV) at a fixed rate of 7.99%. Other rate options are also available, providing longer-term funding solutions for property investors and business owners across England, Scotland and Wales.

Semi-commercial property can present additional considerations for borrowers and brokers, particularly where residential and commercial elements sit within the same asset. The new product has been developed to provide a straightforward funding option for these types of investment and owner-occupied properties.

The launch forms part of Roma Finance’s continued expansion into longer-term lending, following its landmark forward flow agreement with J.P. Morgan. It further broadens the range of funding available to brokers, property investors and owners, alongside Roma’s existing bridging, development and mortgage products.

“Mixed-use property has always been an important part of the specialist lending market, but these assets can require a more considered approach because they sit across both residential and commercial lending.

Our new semi-commercial product gives borrowers a dedicated long-term funding option for these cases, while also building on the wider lending capability we have developed over the past year to give brokers another option when structuring finance for customers with mixed-use property requirements.

“The bigger picture for us is about making the funding journey more connected. Whether a customer is acquiring an asset, carrying out works or looking to retain an investment for the longer term, we want to be able to support them as their requirements develop.”

The semi-commercial launch follows that of Roma’s commercial mortgages, and the establishment of its dedicated commercial underwriting team, which was created earlier this year to strengthen the lender’s expertise and provide additional support for brokers and customers operating across the commercial property market.

The new lending facility forms part of Roma’s broader ambition to develop a full-spectrum funding platform for professional property investors and business owners, with continued investment in people, processes and technology supporting its growth.
