Hope Capital Property Finance Completes Below Market Value and Semi-Commercial Purchases with Futurity Finance

Hope Capital Property Finance's relationship with Futurity Finance continues to deliver for borrowers navigating complex transactions, with a track record stretching from the firms' first completion together to their latest deal today.

The first case completed together involved a semi-commercial property, in London, presenting a lucrative investment opportunity for the borrower due to its prime location. Structuring the deal to maximise returns required a strategic approach from National Account Manager David Weir.

By lending against the property's projected value, enhanced by a title split completed at the point of completion, Hope Capital Property Finance was able to significantly increase the funding available. The lender provided 100% of the £3.8 million purchase price, giving the borrower time to secure refinancing without the risk of an impending second charge on another property.

The deal also marked the first transaction David Weir and Stephen Gallagher had structured together, laying the foundations for a relationship that has continued to grow.

Fast forward to the latest case, and the partnership was once again tested by a complex transaction in Scotland. The deal involved the below-market-value purchase of a commercial asset comprising three office buildings.

The borrower's extensive experience, combined with the strong working relationship already established with Stephen Gallagher gave Hope Capital Property Finance the confidence to proceed.

The facility was structured at 70% LTV against the property's vacant possession value, providing a gross loan of £2m over a 12-month term with a refinance exit. While the longer term was taken for additional comfort, the borrower expects to exit the bridge within three months.

Dedicated Underwriter Andrew Bate played a key role in supporting the transaction through the underwriting process, working closely with David Weir and the wider team to help navigate the credit referral and deliver a solution that met the borrower’s requirements. Sales Specialist Alicia Alty also supported David and the broker throughout the process, helping to issue terms and manage the credit referral.
