Redwood unlocks funding for complex mixed-use property deal

A property investor has secured funding for a Liverpool mixed-use asset thanks to Redwood Bank’s tailored approach, which brought their business and property investment together under one structure.

The specialist bank delivered a £403,410 loan against a £565,000 property, which comprises four residential flats above a commercial unit occupied by the customer’s own business.

The deal required a tailored approach, with the customer effectively acting as both landlord and occupier. With no rent being paid on the owner-occupied commercial space, a market rental figure needed to be established and the relationship between the property owner and trading business formalised.

Redwood worked with the customer and broker – White Rose Finance Group – to establish a market rental figure for the commercial premises and put a formal lease in place between the property owner and trading business, allowing the transaction to adopt an OpCo/PropCo structure.

Jane Hand, regional development manager (North and Midlands), said:

The Bank completed the loan at 71.4 per cent LTV in under four months, with rental income used as the main component of affordability.

The transaction was introduced by White Rose Finance Group, one of Redwood’s long-standing broker partners, who worked closely with the Bank throughout the process.
