HTB completes £22m Nottingham portfolio refinance in three weeks

Hampshire Trust Bank (HTB) has completed £22m of lending across a mixed property portfolio in Nottingham, just three weeks after issuing offers.

The specialist bank provided two 10-year facilities totalling £22m to refinance existing borrowing and raise additional capital against a portfolio comprising purpose built student accommodation (PBSA), HMOs and semi-commercial property.

The transaction formed part of a wider refinancing involving another specialist lender and represented a new relationship for HTB.

With a substantial portfolio and several parties involved in the wider transaction, HTB carried out key work early in the process. Underwriting and valuation assessments were completed upfront, legal instructions were issued at an early stage and the HTB team visited the properties and met the team responsible for operating the portfolio.

This preparation helped keep all parties aligned to the same completion timetable.

The deal was introduced by Tom Bamber and Jack Poxon, Directors at Graphene Funding, and supported across HTB by Regional Account Director Wes Baker, Stephen Mettler and Melanie Franks, working alongside Arch Law.

“Scale and complexity should not have to mean a slow process. This was £22m of lending completed three weeks after offer, and it shows what a specialist team can deliver when everyone is working towards the same outcome.”
