Pivot converts land bridge into £6.6m development facility for 13 Kent homes

Pivot has completed a £6.6m ground-up development facility at Oast Farm in Hever, Kent, to fund 13 design-led homes. The loan refinances the existing Pivot bridging loan and provides funding for the development through to practical completion and sale, keeping the scheme under a single lender relationship.
The site is situated on the edge of Hever, near Edenbridge, and currently comprises a number of former agricultural barns, all of which are to be demolished. The scheme will comprise a relevant mix of house types and sizes, alongside a small lake as an amenity. The development benefits from direct rail services to London Bridge in around 45 minutes, as well as proximity to prestigious schools.
The borrower, Highbrook, is a forward-thinking local developer. The scheme will be delivered with development management by XP Property, and Total Homes as contractor.
The new 20-month, 70% LTGDV facility refinanced Pivot’s existing bridge, seamlessly transitioning between finance products and maximising scheme viability. This was achieved through a clear understanding of the secured property, the developer’s capability, and the scheme requirements.
The transaction was led by Michael Tarateo, Relationship Manager, and Stefan Pahontu, Senior Credit Manager.

The valuation was carried out by Strutt & Parker, with MDA Consulting acting as monitoring surveyor. Dovetail Law acted for Pivot on the legal side. The borrower was represented by Stefan Canavan of Willow Isle Capital.
