Westmarq comment on HMRC property transaction

Richard Sexton, managing director at Westmarq, said:
“Fewer transactions can make the valuation challenge more demanding, rather than simply reflecting weaker market activity.
“With fewer recent sales available, valuers may have less comparable evidence to work with when assessing current market value. Understanding the relevance and timing of that evidence therefore becomes even more important.
“Technology and property data can help identify market movements, but they cannot replace professional judgement when the evidence is limited or a property is more complex.
“In a quieter market, the focus should be on making sure lenders have the right valuation route and the right level of professional oversight behind each decision.”
