HBI Capital completes £755,000 hotel refinance via Brickflow less than one month after joining panel

Brickflow, the UK's leading digital marketplace for specialist property finance, has facilitated a £755,000 bridging refinance for an 18-bedroom hotel in Somerset, funded by HBI Capital less than one month after the lender joined the platform's panel. The case was introduced by Louis Wilson, Commercial Adviser at NM Finance, who sought bridging finance through Brickflow to repay existing debt on the hotel and, after being presented with several options, selected HBI Capital as the best funding partner.

NM Finance compared several lenders on the panel before selecting HBI Capital, whose case-by-case approach to underwriting and willingness to work from the valuation already in place made it the strongest fit for a hotel asset against a tight deadline.

No time to start due diligence from scratch

With the deadline tight and a specialist hotel valuation already in place from the existing facility, HBI Capital worked directly with NM Finance to review the due diligence already gathered rather than starting again. Building on the work already done, rather than duplicating it, is what kept the transaction moving from instruction through to completion.

What the Brickflow and HBI Capital partnership delivered:

  • Whole-of-market comparison: NM Finance could compare HBI Capital's proposition against other panel lenders side by side, rather than approaching specialist hotel lenders one at a time.
  • Case-by-case underwriting: HBI Capital's individually underwritten, privately funded model meant a hotel asset outside standard criteria grids could still be considered, and the existing valuation and due diligence could be reviewed and built on rather than restarted.
  • Bridging up to £2m: brokers can access HBI Capital's full bridging, development and auction finance proposition, from £100,000 to £2m, directly through the Brickflow marketplace.
  • Free in-house valuations, where required: qualifying loans placed with HBI Capital through Brickflow can include a free in-house valuation and dual legal representation, reducing the steps between instruction and completion.

For HBI Capital, converting a live case in less than one month of joining is an early, concrete return on being on the panel. For Brickflow, it shows prospective lenders exactly what being on the panel can deliver: real, fast, funded deals.

Legal work on the transaction was handled by Glaisyers, whose swift turnaround helped keep the completion on track.

The Somerset refinance reflects what Brickflow and HBI Capital set out to deliver when the lender joined the panel in July: a direct route to specialist, case-by-case underwriting for property types that don't fit a standard criteria grid.
