Rely helps first-time landlord secure funding after previous lender decline

Rely, the specialist buy to let lender and part of OSB Group, has helped a first-time landlord secure funding for the purchase of a London investment property after a previous lender declined the application.

The customer was purchasing a property valued at £865,000 and required a loan of £160,000 at 20% LTV on a two-year fixed rate. The property was expected to generate rental income of £2,000 per month.

Despite the property’s location close to London Bridge, a previous lender raised concerns about saleability and declined the application. The broker was surprised by the decision, particularly given the low loan to value requested and the property’s sought-after location.

Rely was able to assess the property using a desktop valuation, removing the need for a physical inspection and helping the application progress quickly. The property met the criteria required for this approach, while Rely’s efficient application process helped the case move from submission to offer in just six days.
