Iron Bridge Finance Launches New Development Business ‘Iron Bridge London’ with 44-home, £40m GDV Scheme in Angel

Iron Bridge London, a new property development business from the founder of specialist mezzanine and equity funder Iron Bridge Finance, has launched with the construction of its first Iron Bridge branded scheme – a £40m 44-home development in Angel, London – already underway.

Iron Bridge London has been established by Lance Joseph, founder of Iron Bridge Finance, and brings together an experienced team spanning property finance, development, planning, architecture and residential sales.

Frederick’s Row, at 8 Frederick’s Row, EC1V, is a 44-apartment scheme situated between Angel and Islington. Construction has started with completion scheduled for early 2028.

Designed by award-winning architecture practice Bureau de Change, Frederick’s Row will deliver a collection of bespoke, individually designed, New York-inspired apartments.

Iron Bridge London is now actively looking to acquire further development opportunities across London and the South-East, with a particular focus on London’s Zones 1–3 valued between £1m and £20m and can acquire sites either unconditionally or subject to planning. It will also consider joint ventures, development agreements and equity participation.

Iron Bridge Finance’s move directly into property development follows more than a decade financing and investing in real estate schemes throughout the UK. Since Iron Bridge Finance was established in 2014, it has invested more than £330m of mezzanine and equity funding across more than 300 property projects with a combined GDV exceeding £2bn, including 83 equity investments.

Iron Bridge London combines direct access to capital with in-house development expertise and established relationships across the property sector. The senior team includes experienced real estate finance professional Edward Alexson, CEO, and Oliver Pattni whilst Director of Development Marc Delane brings a track record of delivering a variety of £15m-£100m schemes for clients including London boroughs and private equity investors. Director of Sales Jonathan Werth founded LIFE Residential, which he grew to 13 global locations before its sale to Dexters, and architect Katerina Dionysopoulou, is the co-Founder of award-winning practice Bureau de Change. The team is supported by planning non-executives with deep experience of the London planning system.
