Foundation announces buy-to-let rate reductions and enhanced Holiday Let criteria

14 October 2026

Foundation, the intermediary-only specialist lender, has announced rate reductions of up to 0.10% across selected buy-to-let products and enhanced its popular Holiday Let product range. Foundation’s Buy to Let rates currently start at 4.99% at 75% loan to value (LTV).

Both two-year and five-year F2 Holiday Let products have been reduced by 10bps, with rates now starting at 6.64% at 75% LTV. The reduction supports a significant update to Foundation’s Holiday Let criteria, allowing property owners to reside in their properties for up to 60 days per annum.

Together, the changes strengthen Foundation’s proposition across buy-to-let, providing intermediaries access to highly competitive and innovative products.

It follows a whole host of enhancements by the lender just last week across both buy-to-let and residential ranges, including two new Limited Edition remortgage-only products and rate reductions across its 90% LTV residential products.

Product highlights include:

  • Selected Buy to Let products reduced by up to 0.10% across F1 and specialist products. Rates from 4.99% at 75% LTV
  • F2 Holiday Let 2 and 5 year fixed products reduced by 0.10%. Rates now at 6.64% (2 year) and 6.74% (5 year) with a 2% fee at 75% LTV

Grant Hendry, Director of Sales at Foundation, said:

“Following our announcement just last week, we are pleased to announce further enhancements across our range, including rate reductions and a really exciting upgrade to our Holiday Let criteria. This move strengthens what is already a very popular product range among intermediaries and their clients.

“These enhancements further demonstrate our commitment to make positive changes to our products as soon as the opportunity presents itself. We continue to stay close to the market to ensure our product range remains competitive and able to support the broad requirements of intermediaries, landlords, property investors and borrowers. As ever, we pair this with the service, flexibility and manual underwriting that advisers rely on.”
