Monday, 19th October 2026: Molo, the specialist mortgage lender serving UK and overseas landlords, has reduced rates across its Specialist buy-to-let and semi-commercial product ranges for UK-resident borrowers, with two-year fixed rates reduced by five basis points (bps) and five-year fixed rates by seven basis points.

Effective immediately, two-year fixed rates across Molo’s Specialist buy-to-let range, which includes multi-unit freehold blocks (MUFBs), houses in multiple occupation (HMOs) and new-build properties, now start from 3.66%, with five-year fixed rates available from 5.38%.

The lender continues to offer rates without additional premiums for larger properties, including MUFBs and HMOs with 12 or more units or rooms, providing brokers with greater certainty when sourcing finance for more complex investment properties.

Molo has also reduced pricing across its semi-commercial range, with two-year fixed rates now starting from 5.91% and five-year fixed rates from 6.38%.

Pricing across Molo’s Standard BTL range remains unchanged, with rates starting from 3.66%. Rates for non-UK-resident and expat borrowers are also unchanged, with products available from 4.88% and 4.68%, respectively, at up to 85% LTV.

Molo’s full range of product guides for UK residents, non-UK residents and expats will be updated and available to view from 19th October 2026.

Martin Sims, Distribution Director at Molo, comments:

“Landlords and brokers continue to operate in a market where financing costs remain a key consideration and economic conditions can change quickly. Where funding conditions allow, we are committed to passing those benefits on to borrowers.

“These latest reductions across our Specialist buy-to-let and semi-commercial ranges provide brokers with more competitive options for clients looking to purchase or refinance, helping investors make the most of emerging opportunities in the market.”
