LiveMore completes third securitisation under Social Bond Framework bringing purpose-driven capital to UK mortgages
23 October 2026
LiveMore, the specialist mortgage lender for people aged over 40 has successfully completed its third residential mortgage-backed securitisation (RMBS) - Exmoor Funding 2026-1 – raising £212 million to fund lending to older homeowners.
The deal is structured under LiveMore’s Social Bond Framework, aligning fully with the International Capital Market Association (ICMA) Social Bond Principles. This offers investors the opportunity to support a capital markets transaction that delivers both financial returns and measurable social impact; a rare offering in the UK mortgage space.
"This is more than a transaction - it’s a signal of what capital can and should do,” said Simon Webb, Managing Director of Finance and Capital Markets at LiveMore. “We are proud to be one of the very few UK mortgage lenders offering ICMA-aligned social bonds, helping to tackle a major societal challenge: access to fair and flexible finance in later life.”
The issuance supports LiveMore’s mission to expand access to mortgage lending for under-served customer groups aged 40 plus.
LiveMore is believed to be the only UK issuer securitising retirement interest only (RIO) mortgages, an increasingly important product as more people work longer and rely on property wealth to fund retirement.
Unlike traditional mortgages, RIOs have no fixed maturity date and are repaid upon sale of the property or following certain life events, offering flexibility for older borrowers.
The transaction has been rated by S&P and Moody’s. It was designated as a Simple, Transparent and Standardised (STS) securitisation under EU/UK regulation and also successfully assessed for the Capital Requirements Regulation (CRR) and Liquidity Coverage Ratio Regulation (LCR).
The issuance follows a Second Party Opinion (SPO) from ISS ESG, which confirmed that LiveMore’s lending to underserved borrowers qualifies as a social project category under the ICMA framework. This includes:
- Broadening access to homeownership for a segment often excluded from mainstream credit
- Enhancing financial inclusion and stability in retirement
- Directly addressing UN Sustainable Development Goal 10: Reduced Inequalities
“We’re aligning who we lend to with how we fund ourselves, proving that responsible lending and responsible investing can go hand in hand,” added Webb.
