Genie considers the landlord's whole portfolio in every buy-to-let mortgage search

A major upgrade lets Genie hold a landlord's whole portfolio and take all of it into account when sourcing, alongside built-in Evidence of Research and remortgage reminders
PM Data Services today announced a major upgrade to Genie, its buy-to-let mortgage sourcing platform for UK brokers. Genie now holds each landlord's complete portfolio alongside its sourcing technology and, uniquely, considers that whole portfolio every time it sources, not just the property being mortgaged. A case can run from the landlord's portfolio to a compliant, evidenced recommendation, and on to the next remortgage, in one place.
Buy-to-let advice is specialist work. Portfolio landlords, limited companies, stress rates and lender-by-lender criteria make every case complex, and many brokers still keep client details in one system, source in another and write up their research in a third. The upgraded Genie removes those hand-offs: client records fill the search, the search explains every lender's answer, and the compliance evidence is produced from the work the broker has already done. For portfolio landlords, where lenders look beyond the property being mortgaged to the landlord's wider holdings, every search now starts from the whole picture rather than a single property re-keyed by hand.
Company ownership has grown significantly in recent years. According to Hamptons' analysis of Companies House data, a record 66,587 buy-to-let companies were set up in 2025, and more than 443,000 were active by the end of the year, nearly five times the number in 2016. Around three-quarters of new buy-to-let purchases are now made through a company. Sourcing these cases correctly is vital: lender appetite varies for limited companies and LLPs, their directors and the portfolios they hold, and getting the ownership wrong means recommending the wrong lender. The technology behind Genie handles all of the criteria complexities that company ownership entails. Companies and LLPs are imported straight from Companies House with their directors matched to applicants, and every search knows whether each property is owned personally or through a company.
What is new
- Client Portfolios. A portfolio CRM record built for landlords. For every client Genie holds their buy-to-let properties with value, rent, mortgage and LTV, whether owned personally or through a company, and each property moves through its life from being bought to owned, remortgaged and sold.
- Applicants, Companies House and adverse credit. Limited companies and LLPs are imported from Companies House with their directors matched to applicants. Adverse credit is recorded once against the right people, so joint debts are not double counted.
- One-click sourcing from a property. Find Mortgages opens a BTL search already filled in from the client's records, including the property, its owners, adverse credit and the wider portfolio, with a dated snapshot of what the search used.
- Evidence of Research, built in. Save Evidence turns a search into a permanent record of the criteria, the ranked products and every lender's outcome. Brokers mark the product they recommend, and Use Suggestion drafts the reasons why from their notes. Each record produces a full compliance PDF and a client summary, and keeps a read-only version every time it changes. The named advisor is the qualified broker responsible, while the person preparing the record, such as a mortgage administrator, is recorded alongside.
- A cost summary clients can follow. For the recommended product, Genie sets out payments before and after the initial period, fees, total amount repayable, APRC and the payment if interest rates rise, clearly labelled as an illustration rather than an ESIS.
- Remortgage reminders. Every mortgaged property with a deal end date joins a follow-up queue, due six months ahead by default. Each follow-up is logged, and the new deal's end date sets up the next reminder.
- Spreadsheet import. Brokers can bring their whole book across in one go. Genie matches the spreadsheet's columns, checks every row before importing, and matches rows to existing records so the same file can be imported again to update it.
- Built-in guides. Twenty-five short animated guides open the first time a broker visits each page and can be replayed at any time from Show Me How.
The full Genie feature set
The upgrade builds on the sourcing technology at the heart of Genie:
- BTL sourcing that explains itself. Products, lending criteria and affordability in one search, ranked by true comparison cost rather than headline rate, with payments, fees, maximum LTV, minimum rent and any referral reasons on every result.
- Table View and side-by-side compare. Every product with its full fee breakdown, and up to three products compared on rates, reversion, fees, APRC, ERCs and referral reasons.
- Insights. Every lender's outcome, whether allowed, referred or declined, with the exact criteria behind it and a step-by-step affordability trace.
- Sourcing Optimiser. Reruns a case across a grid of rent and loan amounts, with Mortgage Intelligence explaining in plain English which changes are worth making.
- Running the firm. Saved searches, provider panels, team members, advisors and a first-party Zapier integration with their current CRM.
Comment
“Buy-to-let brokers want one place for the whole case, not a different system for every stage of it. With this release, Genie becomes the place where the whole case lives: the landlord's portfolio, a search that explains every lender's answer, a compliance file that writes itself as you work, and the reminder that brings the client back when their deal ends. With more landlords buying through companies every year, sourcing those cases correctly is vital, and Genie's technology is built to handle the criteria that come with them. It is a big step forward for Genie, and it changes what brokers should expect from their sourcing tools. Less admin, more advice.”
