HFBS progresses £65,000 second-charge refinance from Monday enquiry towards Friday payout

Holme Finance Bridging Solutions (HFBS) has progressed a £65,000 second-charge bridging enquiry received on Monday towards a planned Friday payout, responding to a borrower’s approaching repayment deadline.
The proposed completion has been timed to meet the existing lender’s redemption requirement, giving the client a route to repay the current facility before its deadline.
The original bridging loan had funded a business investment which subsequently generated a significant improvement in income and cash flow. Although the borrower had begun reducing the debt, the business had not yet generated sufficient surplus cash to repay the facility in full.
HFBS assessed the improved business performance, repayment progress and proposed exit strategies to establish whether a further lending period was supported by the evidence.
The borrower’s primary exit remained repayment through future business profits. A pension fund becoming available for drawdown the following year provided an additional evidenced repayment option, subject to its availability and terms.
Following its assessment, HFBS structured a £65,000 net facility over 12 months, secured as a second charge against the client’s residential property. No valuation was required and there were no upfront fees. The facility was structured to refinance the existing bridge, with no additional capital being raised for the borrower.
An HFBS visit to the property formed part of the process as the team worked towards the Friday funding date.
Dan Yendall-Collings, Director at HFBS said;
“When a broker contacts us with a deadline, they need a prompt response and a clear understanding of what we can do. We get straight into the detail, speak directly with the people involved and keep the case moving. This enquiry came in on Monday, and we were lining up funding for Friday. That responsiveness comes from having direct access to decision-makers who take the time to understand the case.”
The case highlights the role of responsive underwriting when an existing bridge approaches maturity. HFBS considered both the immediate deadline and the evidence supporting the borrower’s ability to repay over a further 12 months.
With the enquiry picked up on Monday and funding being lined up for Friday, the proposed transaction demonstrates how quickly a case can progress when assessment, a property visit and completion arrangements are coordinated around a clear deadline.
