TwentyCi launches new solution to help mortgage advisers win back business from moving clients

Opportunity Signals identifies when existing clients are preparing to move home, giving advisers the chance to make contact before another broker does
TwentyCi has launched Opportunity Signals, a new data-led solution designed to help mortgage advisers and networks identify valuable business opportunities within their existing client banks, by alerting them when a client is approaching key points in their housing journey.
The solution addresses a significant blind spot in traditional mortgage client management. While advisers routinely use CRM systems to track mortgage maturity dates and prompt contact ahead of product expiry, they can often miss clients who decide to move home before their existing mortgage deal ends. By the time these clients get in touch, they may already have approached an estate agent's recommended mortgage adviser or another broker.
TwentyCi estimates that 4.6% of a typical mortgage adviser's past clients will put their property on the market for sale each year, with a further 3% listing a property to let. For an adviser with a client bank of 1,000, this represents an estimated 76 potential business opportunities over 12 months – or around six every month – among clients they already know.
Opportunity Signals monitors the properties within an adviser's client bank against TwentyCi's daily UK residential property data, identifying when a client reaches a point where a mortgage conversation may be relevant. This includes when a mortgage deal is approaching its end, when a property shows signs of being likely to come to market, when an online valuation is requested, when a home is listed for sale or to let, and as a sale progresses towards completion.
Each lead is supplied with a current property valuation and relevant property details, helping advisers understand the potential opportunity and make a more informed, timely approach. Leads can be delivered through a daily data file or, via API, on the same day that the activity is identified.
The scale of the opportunity is reinforced by TwentyCi's analysis of more than one million HM Land Registry transactions recorded since 2025. This found that 5.7% of properties had changed hands within the previous three years, rising to 16.5% within five years. In other words, one in six properties sold since the start of 2025 had already been sold within the preceding five years, highlighting how frequently homeowners may move before their existing mortgage arrangements reach maturity.
Further analysis of more than 1.4 million UK residential property listings between October 2025 and September 2026 found that 21.6% of properties that subsequently came to market had previously appeared in the top 10% of TwentyCi's likelihood-to-list score. For half of these properties, the signal was identified at least 17 days before the listing appeared, with a quarter flagged 84 days or more in advance.
“Mortgage advisers invest considerable time and effort in building relationships with their clients, but too often they only have visibility of the opportunities that fit around the mortgage maturity cycle,” says John Price, Head of Sales Financial Services and Property at TwentyCi. “Homeowners don't necessarily wait until their fixed rate ends before deciding to move, and that can leave advisers missing out on business from people they already have a relationship with.
“Opportunity Signals changes that by giving advisers a much clearer picture of what is happening with the properties owned by their existing clients. Instead of waiting for a client to get in touch, advisers can identify when a property is likely to come to market, when it is listed and when a mortgage conversation may be needed. It's about helping advisers protect their existing relationships, retain more clients and generate additional business from the databases they already have.”
To get started, advisers simply provide TwentyCi with the property addresses held within their client bank. No client names, contact details or mortgage balances are required. TwentyCi then matches these addresses against its property data, which covers 31 million UK homes, and monitors them daily for relevant activity.
As part of the launch, TwentyCi is offering advisers and networks a free 12-month lookback, allowing them to see how many opportunities may have existed within their client bank over the previous year before committing to the service.
