Glenhawk completes £570,000 bridging loan with no cash deposit required
06 November 2026
Glenhawk, the specialist bridging lender, has completed a £570,000 bridging loan to support the purchase and refurbishment of an investment property in Southampton, with no cash deposit required from the borrower.
The loan was provided to a limited company and is primarily secured against a four-bedroom property in Southampton, which the borrower intends to refurbish.
Funding was agreed at 75% loan-to-value (LTV) against the property’s current value, with additional security provided through a third-party second charge against the borrower’s main residence, held in personal names, at 70% LTV.
This structure enabled Glenhawk to provide funding covering 100% of the property’s purchase price and refurbishment costs, with the full amount released on day one. This removed the need for staged drawdowns or monitoring surveyor oversight, allowing refurbishment work to begin immediately.
The loan was originated and structured by Ryan Brewer, Business Development Manager at Glenhawk, and underwritten by Loulou Rich, Underwriter, with support from Jonilda Sahin, Case Manager. The case was introduced and packaged by Jamie Gillespie, Managing Director at Edgehill Property Finance, and his team.
Ryan Brewer, Business Development Manager at Glenhawk, commented:
“Finding a lender to offer a refurbishment loan in a market as crowded as ours is straightforward. But deal structure matters and finding creative ways of gearing against background assets can often be the deciding factor.
“By taking a third-party second charge against the client’s main residence, we were able to deliver a net loan which covers both 100% of the purchase price and refurbishment costs. Releasing the refurbishment costs day one means the client can start work on the project immediately without the need for a monitoring surveyor overseeing drawdowns. A big thank you to Jamie for entrusting us to deliver for his client.”
Jamie Gillespie, Managing Director at Edgehill Property Finance, commented:
“Josh, Ryan and Loulou were fantastic throughout. The loan structure won them the deal, but what they did after the application was submitted has truly set them aside. Great service and great commerciality displayed when obstacles arose. Thank you to the Glenhawk team.”
