Adviser IQ brings full property data into the CRM, so advisers no longer need a separate property licence
06 November 2026
Every Adviser IQ user can now see title, tenure, energy rating, flood and planning flags, sold prices, valuations, rental figures and local market data for the property their client is buying, without leaving the client record.
Stockport, 6 November 2026. Adviser IQ, the CRM built for UK mortgage and protection advisers, has added full property data to its platform. When a client finds the home they want to buy, their adviser can now pull up the facts about that property in the same place they keep the client's case, fact find and documents.
Until now, that meant switching to another website. Advisers look up the address, copy the figures across by hand, and hope nothing gets lost on the way. It is slow, and it is one more login to remember.
Adviser IQ has taken that step away. Type in the address, pick the right property, and the details appear on the case.
What advisers can see
For each property, advisers get:
- Title and tenure. The title number, class of title, and whether the home is freehold or leasehold.
- Energy performance. The EPC rating, certificate details and estimated annual energy cost.
- Size and build. Property type, floor area, bedrooms, bathrooms, construction date, finish quality, parking and outdoor space.
- Planning flags. Whether the home is a listed building (and its grade), sits in a conservation area, falls in a flood risk zone, or is covered by an Article 4 direction.
- Sales history. When the property last sold, for how much, and how its value has moved since.
- Sold prices nearby. Recent sales of comparable homes, with distance and price.
- Estimated value. A current sale valuation, with a valuation history and on-demand refresh.
- Equity and LTV. On remortgage cases, the client's equity and loan to value worked out against today's value.
- Rental figures. Local rent, estimated monthly rent, gross yield and rent-to-value, built for buy to let cases.
- The local market. Average and median prices, price trend and number of sales in the area, plus the official House Price Index average, first-time buyer average and annual change for the region.
- Location. Local authority and council tax band.
- A downloadable property report the adviser can save or share.
All of this sits on the case alongside everything else, so it can feed straight into the fact find and the advice. Clients can also see their property in their own portal, which gives them something useful to look at while their mortgage moves forward.
Why we built it
Lewis Maxwell, founder of Adviser IQ, said:
“Advisers kept telling us the same thing. They had one system to run their business and another just to look up a house. That never made sense to me. The property is at the heart of almost every mortgage case, so the information about it should be right there with the client.”
“This is about giving advisers time back and taking a cost off their desk. If a firm no longer has to pay for a second tool, that’s money back in their pocket every month.”
