Molo cuts BTL rates for UK Residents across standard and specialist ranges

  • Molo reduces buy-to-let fixed rates for UK residents by 10bps on its standard BTL range and 5bps across its specialist products
  • Standard BTL rates start from 2.44% on two-year fixed rates, available for individuals and limited companies
  • Specialist product rates for HMO, Portfolio landlords, New Builds and Holiday Lets start from 2.70%.
  • Pricing changes impact the UK resident mortgage range only; Non-UK resident and Expat pricing remains the same

Tuesday, 20th January 2026: Molo, the specialist mortgage lender for UK and overseas landlords, has reduced pricing across its UK resident buy-to-let (BTL) products, by up to 10 basis-points (bps) on its standard BTL range and 5 bps across its specialist products.

Effective immediately, Molo’s new buy-to-let rates start from 2.44% for a two-year fixed, available to both individual and limited companies at 75% Loan-to-Value (LTV). Five-year fixed rates begin at 4.24%.

Specialist product rates, including HMO, Portfolio landlords, New Build and Holiday Lets now start from 2.70% for two-year fixed rates and 4.49% for a five-year fixed, with no premium for larger properties (6+ rooms/units).

Rates for non-UK residents and expat borrowers remain unchanged at 5.84% and 4.75%, respectively.

The latest round of reductions reflects Molo’s continued commitment to improving affordability and supporting brokers and their clients in maintaining competitiveness in a shifting market environment.
